GREAT NEWS:

THE CORONA HEIGHTS TRAIL IS BEING RENOVATED!

As many will recall there has been much discussion with local police, the San Francisco Recreation and Parks Department, the district supervisors office and the  Mayors office on the many problems the homeless encampments have had on the north slope of Corona Heights hill. Most will recall a heard of goats being brought in to clear the area and make it less habitable a few years ago.

This called much attention to our great hill and the disrepair and erosion of it's trails.  In 2008 voters passed the 2008 Clean & Safe Neighborhood Parks Bond. There was a great deal of competition for this money as Corona Heights was not the only area in need of attention. However, we did become the recipients of money from the bond to improve the trails and do some work to stop erosion. 

Additional good news is that we have been selected by Volunteers for Outdoor California (V.O.CAL) to work on the north slope of the hill.  And..they are looking for more volunteers. 

PLEASE ATTEND THE COMMUNITY MEETING ON JUNE 23RD @ 6:30 PM @ The Randall Museum to discuss the CORONA HEIGHTS TRAIL restoration project and also to hear from V.O. Cal on how you can get involved as a trail volunteer.

As 2010 progresses many have been wondering how our home values have heald up durring this economic storm we have been weathering.  Below find my brief disscussion on Single Family Home Values in Corona Heights put in a three year perspective.  I hope you find it usefull and invite you to please contact me if you are in need  of a specific valuation of your home. 

From 1/1/09 thru 1/31/09 17 Single Family Homes sold in Corona Heights. While the average list price was $1,245,465, the average selling price was $1,223,265. Viewed on a dollar per square foot basis, the average list price per square foot was $654.00 and the average sale price was $646.00 per square foot.

In 2009, then, theses 17 homes sold for 98% of thier list price.  The average Days On the Market (DOM )it took to sell them was 66.

How does this compare to one year ago?

From 1/1/08 thru 1/31/08 20 Single Family Homes soldin Corona Heights. The average list price durring this time was $1,454,850.  The average selling price:$1,502,600. Viewed on a dollor per square foot basis the average listing price was $811.00 per sguare foot and the average selling price: $849.00 per square foot. Durring this period these homes sold for 103% of their listing price. The average number of days they were on the market: 30.

How about two years ago?

From 1/1/07 thru 12/31/07 17 Single Family Homes Sold in Corona Heights. The average listing price at that time was $1,249,647. The average selling price: $1,291,294. Again, measured on a dollar per square foot basis: average list price:$697.00 per sguare foot.  Average sale price:$716.00 per square foot.  Either way, these homes sold for 103% of thier list price. Average days on the market:55.

Trying to decern what the numbers all mean with reagard to your homes specific value becomes a problem as these are averages and every home is unique.  To properly evaluate your home for the market a comprehensive Comparative Market Analysis needs tp be performed. Check under this web sites  Local Real Estate link and go to "Home Sales Report" to get the exact addresses and prices of  homes sold in our neighborhood. This is a great way to keep an eye on value.

Keep in mind too, you can advertise events such as garage sales on the "Calander" or services from babysitting to lawn care  using the "Classifieds". 

Find partners for walking, dinner or exercise groups.  Put together a carpool.  Add pictures to the "Gallery". Start a discussion group. Express an opinion or state a position.

This site is  for Corona Heights.  There are likely hundreds of other uses which we can come up.  Be creative!   And please, give your thoughts and input!  Register now!
