As 2010 progresses many have been curious how our Home Values have endured with the economic storm we have been weathering. Below find my brief disscussion on Single Family Home Values in Corona Heights put in a three year perspective. From 1/1/09 thru 1/31/09 17 Single Family Homes sold in Corona Heights. While the average list price was $1,245,465, the average selling price was $1,223,265. Viewed on a dollar per square foot basis, the average list price per square foot was $654.00 and the average sale price was $646.00 per square foot.
In 2009, then, theses 17 homes sold for 98% of thier list price. The average Days On the Market (DOM)it took to sell them was 66.
How does this compare to one year ago?
From 1/1/08 thru 1/31/08 20 Single Family Homes sold in Corona Heights. The average list price durring this time was $1,454,850. The average selling price:$1,502,600. Viewed on a dollor per square foot basis the average listing price was $811.00 per sguare foot and the average selling price: $849.00 per square foot. Durring this period these homes sold for 103% of their listing price. The average number of days they were on the market: 30.
How about two years ago?
From 1/1/07 thru 12/31/07 17 Single Family Homes Sold in Corona Heights. The average listing price at that time was $1,249,647. The average selling price: $1,291,294. Again, measured on a dollar per square foot basis: average list price:$697.00 per sguare foot. Average sale price:$716.00 per square foot. Either way, these homes sold for 103% of thier list price. Average days on the market:55.
Trying to decern what the numbers all mean with reagard to your homes specific value becomes a problem as these are averages and every home is unique. To properly evaluate your home for the market a comprehensive Comparative Market Analysis needs tp be performed. This was a concern durring the last Corona Heights Neighborhood Association meeting and the subject of a comprehensive article recently in the San Francisco Chronicle. (see a reprint of this article in "News" under "articles")
